Scaffold Raises $15 Million to Connect the Systems That Run Residential Construction

Scaffold, a software company that uses AI to coordinate the work of trade contractors in the $500 billion homebuilding industry, has raised a $15 million seed round led by Navitas Capital. The platform has been deployed on more than 200,000 homes across 30 states. Investors include homebuilders D.R. Horton and Pulte Homes, Builders FirstSource, Windsor America, Grid Capital, Home Technology Ventures, Stage2 Capital, and housing analyst Ivy Zelman.

The Problem Scaffold Solves

A trade contractor's morning starts in a dozen or more homebuilder systems. Purchase orders, reschedules, and scope changes are all manually entered many times over, due to the frequency of changes that naturally occur during the construction process. A schedule changes on Tuesday, and the crew learns about it on Thursday. Keeping track of jobs becomes a job in itself because those systems do not speak a common language. On a single home, hundreds of tasks are edited dozens of times, and nearly every edit is carried by hand from one system to the next.

How It Works

Scaffold automates that coordination, letting humans focus their time in areas where their judgment is required. Rather than introducing another new system, it connects to the portals and platforms the industry already uses — including the portals of 29 of the top 30 U.S. homebuilders — keeps one current record of every job, and automates the routine steps that used to require someone at a keyboard. Nobody has to switch software, retrain a crew, or migrate a system. The record serves the whole job: contractors work from it, suppliers see real demand, and homebuilders get a view of the field they would not otherwise have.

Scaffold starts working the day it goes live, providing value in as quickly as an hour or two, and its models get sharper with live usage as it learns the nuances of how each individual trade operates. Purchase orders populate automatically, schedules stay current across every homebuilder a contractor works with so last-minute changes no longer lead to no-shows, and crews stop rolling to houses that aren't ready. Contractors on the platform report roughly 50% fewer dry runs and an 89% reduction in errors within their first 60 days, along with an 83% reduction in the time required to process a purchase order.

Johnson co-founded Scaffold in 2024 after building Spruce, the largest provider of home services to the multifamily industry, which he grew to serve 24 of the 25 largest apartment companies in the United States and more than one million apartment units under his leadership from 2015 to 2024. With the seed funding, Scaffold will expand its engineering team and broaden the platform's coverage across homebuilder, contractor, and supplier systems.
